Buildings in these districts are older, and many have been repurposed more than once. A former auto shop becomes a taqueria. A warehouse gets split into three tenant units. The commercial stock on this side of town is genuinely old. Much of Old Town Kern predates the 1952 earthquake, and plenty of the surviving structures date from the 1920s through the 1950s. Brick, plaster, and original vinyl asbestos tile are still in service under later flooring in some units.

Do you work with multi-tenant buildings?
Yes. Several of our accounts are buildings split between two or more businesses, with landlord areas and tenant areas quoted separately on one agreement.
Shared restrooms and common entries cause most of the friction in those setups. During the walkthrough, we mark exactly which areas fall to which party. That prevents the situation where a hallway goes uncleaned for months because two tenants each assumed the other was covering it.
Can you clean restaurants and food service sites?
Yes, front of house and back of house both. Dining rooms, restrooms, and customer areas are standard. Kitchen scope is agreed separately because grease handling differs.
Health inspections here happen without much warning, so consistency matters more than deep cleans done occasionally. We build a schedule around your closing time and set a fixed task list. Hood systems and fire suppression equipment stay with your specialist contractor, since those need separate certification.
Is the old tile in my building worth restoring?
Sometimes yes, sometimes no. A floor assessment gives you a straight answer before you commit money to it.
Vinyl tile that still has sound material under a failed finish usually strips and recoats well. Tile that has worn through to the backing will not improve much regardless of how many coats go on. We tell you which one you have. Spending on restoration that cannot succeed helps nobody, and a replacement conversation is more useful at that point.
How do you handle buildings without off-street parking?
We plan equipment access during the site visit. Alley entries, loading zones, and street parking limits all get noted before the first shift.
Parts of Baker Street and the surrounding blocks have narrow frontage and limited curb space. That affects which machines come on site and when. Floor equipment often gets scheduled for early morning when parking opens up, while routine cleaning runs after close.
What does your contract commit us to?
Terms are agreed directly with Gabriel before signing, and the scope document lists every task and frequency.
There is no benefit to holding a client who wants out, so we would rather fix the problem than argue about paperwork. Scope adjustments are normal as a business changes: adding a visit, dropping a room, shifting the window. Those get updated in writing so the agreement always matches what is actually happening on site.
